NEW! - 2012 PROVINCIAL BUILDING PERMIT APPLICATION FORM
The new provincial Building Permit Application form must be completed for applications submitted on or after January 1, 2012.

Why Do We Issue Building Permits?
A building permit is a license which grants legal permission to start construction , renovation or the demolition of a building project. Building permits ensure that the proposed construction meets with standards set out in the Ontario Building Code . No matter what the specific project may be, the enforcement of codes, By-Laws, and Standards is carried out to protect public health and safety.
When Do You Need A Permit? Here is a list of some of the construction projects which typically require a Building Permit:

New Buildings

Additions
-
Change of use for Existing Building

Prefabricated Buildings & Structures

Mobile Homes
-
Building Demolition's
-
Installation of Plumbing Systems

Installation of Heating, Ventilation and Air Conditioning Temporary Buildings

Other Residential Projects (fireplaces, pools, decks)

Permits are required for all construction over 107 sq. ft. (10 sq.m.) and in Centre Wellington ALL Decks require Building Permits; regardless of size, height off grade or whether they are attached or detached to the building.
Submission Requirements
Please consult with the Building & Development Services Department staff before submitting an application. The basic requirements include:

A completed Building Permit Application Form and Attached Schedules 1 and 2 (when required);

Two (2) copies of sufficient plans, specifications and documents relating to the project; and
-
Two (2) copies of a Site Plan referenced to a current plan of survey.
Key Steps
The time required to obtain a building permit may vary depending on the season. Spring and Summer is our busiest time and permits usually take approximately two weeks to complete. For larger projects, such as shopping malls, industrial buildings and townhouses, which are required to go through a site plan approval process, issuance may take several weeks depending on its complexity. A building permit cannot be issued until all applicable law such as the site plan approval process has been completed.

Applicants Role and Responsibility
Each person / agency has a defined role and responsibilities. An applicant can insure that their application moves as quickly through the process as possible if the applicant:

submits a complete application form and required fees, deposits & securities:
-
identifies and describes in detail the existing use and proposed use(s) of the property / premises;

details and information regarding the construction proposed building including site plans, floor plans, elevations, building sections

provided copies of any other required external approvals for other agencies ( e.g. septic system permit, lot grading plan, site plan development agreements etc.)

it is your responsibility to ensure that either you or your contractor contacts the Township to request an inspection be done on all work related to the permit. This will ensure that your project proceeds as approved. Please book your inspections 24 hours in advance by calling the office @ 846-0265
Construction which does not require a building permit must still conform to applicable zoning regulations. The Comprehensive Zoning By-law No. 2009-045 can be found under the Planning Department's web pages.
Constructing a Fence? A permit is not required to put up a fence; however, please review the Fencing By-law above for details on height regulations and be sure to call for all necessary utility locates.
