 Zoning Amendment

 

WHY REZONE THE LAND ?
To use a property in a way that is not permitted by the zoning by-law requires a rezoning of your land. If the change is minor, the zoning by-law may be varied through a minor variance, which is a separate and distinct process.  Proposals for rezoning may be reviewed with the Planning Department prior to submission. This review will determine if enough information is provided with the application to support the rezoning request, if the fee calculation is correct and if the application conforms to the Township and County's Official Plans. 

APPLICANTS ROLES AND RESPONSIBILITES    

Each person / agency has defined roles and responsibilities. An application will move quickly through the process if the applicant:

  • Submits a "complete" application form and fee and provide full and reasonable information throughout the process;
  • proposes a rezoning which conforms to established policies at the local, county and provinicial level;
  • sets out the purpose of rezoning including an asessment of any impaces (positivie and negative) on the affected neighbourhood, community and or municipality.

EVALUTION CRITERIA

A rezoning application is evaluated on the basis of site circumstances and planning principals as set out in the Official Plan. Issues typically addressed;
 
Compatible Use  
Is the use compatible with neighbouring uses and in a location appropriate to an activity requested?
  
"Fit" With Area  
Will the size and height of new buildings or reduced setbacks "fit" with the surrounding community?
  
Roads / Access  
Does the site have access to roads which can handle any increased traffic? Will the change promote safe traffic flow, walking or cycling?
  
Service Availability  
Are adequate hard services ( e.g. water, sewer or private services) and amenities ( e.g. parks and schools) available?
   
Environmental Impact  
Will there be an impact on the quality of the natural environment (e.g. wetlands)? Are there any known constraints (e.g. mineral resource areas)?
 

SUBMISSION REQUIREMENTS   

Please consult with the Planning Department before submitting an application. The basic submission requirements include: 

  • a "complete" application form and fee;
  • a survey detailing the proposal
  • a justification for the proposed change, stating how the proposal will meet the intent of the Township's Official Plan;
  • any additional information in support of the request
